What To Expect From a Roof Replacement Project Manager
Written by Staci Gregor
Most roofing companies these days have a project manager who’s assigned to your new roof replacement job. What does a good project manager look like? Is the project manager on the job all day to supervise? Does the project manager know anything about the technical aspects of the roof installment? Every homeowner has an expectation that their new roof installment will go smoothly. What should that expectation look like?
The Project Manager has several roles, the most important of which is to make sure the homeowner is happy and satisfied with the investment they made in their new roof. The new roof replacement should be an enjoyable process. The installation process must be smooth, so the project manager must have eyes on the entire process to insure a smooth installation reducing stress for the homeowner and increasing comfort and happiness.
At Gregor Roofing, we have strict and clear procedures in place to make sure the roof replacement job runs smoothly, timely and without issue. Our expectation is that the homeowner has an enjoyable experience in addition to a roof that performs for a lifetime. Below are some procedures that you, the homeowner, should expect from any project manager who may work for you.
The Project Manager is the main point of contact for the homeowner during the installation of your new roof.
Your project manager should be easily reachable with a professional company business card that includes their cell phone number. You should feel free to reach out to your project manager anytime during or after your new roof installation. Communication with your project manager during the process should be barrier free and you should feel comfortable addressing any concerns and asking any questions you may have at any time during the process. Your project manager becomes the face of the company.
What are the procedures a roofing project manager follows to insure a smooth installation?
Any company should have specific procedures in place for the project manager to follow in order to create a smooth new roof installation that is repeatable by everyone who holds that role. These processes and procedures are put in place with the specific goal to create a smooth process and make our homeowners comfortable and happy with their new roof installation. Ask your roofing company what the procedures are for the project manager.
Firm clear company procedures include:
- Introduction to the homeowner with a company business card including contact information
- Accepting delivery of material and setting the dumpster in a location that allows for easy disposal of roofing material
- A risk assessment of the home to identify areas that need to be protected against damage
- A pre-job meeting with the Foreman to discuss all special installation requirements
- A morning job meeting with the Foreman and roofing crew
- Monitor professional appearance and behavior of every person on the job during the roof installation
- Discuss with the Foreman and monitor the technical aspects of the roof installation
- Ensure the job site is returned to as clean and neat a presentation as before the job began
- Follow up with the homeowner for any post-job future needs and to request a customer Google Review and any referrals assuming we’ve done a good job.
Introduction to the Homeowner
A professional introduction of your Project Manager should include a company business card with contact information. Your project manager should dress and present in a professional manner. The homeowner should feel comfortable calling or texting the project manager at any time during the new roof installation. The project manager knows to be easily accessible. They will be on the job site for a majority of the job, but may need to run out for materials or other reasons. The introduction will include an overview of the job requirements and installation timeframe. If there are any areas of concern before the job, they will be discussed as well. The project manager is there for your comfort and security to ensure a smooth, professional and timely installation that meets the specifications of the manufacturer. We aim to create a positive experience for the homeowner. Most homeowners only get one new roof in a lifetime. We aim to make that experience the best ever.
Delivery of material and dumpster-setting
The Project manager will inform the delivery team where the best place is to set the roofing material for each specific home. The Project Manager will also coordinate the dumpster to be set in the best location for easy disposal of roofing material. This location is usually in a driveway, but can be other locations depending on the home. We always protect the driveway and surfaces with a wood barrier to make sure there is no damage as a result of the dumpster weight or material. The homeowner is instructed to remove cars from the garage in the event the dumpster would block garage exit of any cars.
A risk assessment of the home to prevent damage
Every home has areas that present a risk of damage. Identifying these risks areas ahead of time helps us prevent damage to your home. The project manager will walk around the home to identify areas of risk. These areas may include outside light fixtures, deck furniture, heating and air conditioning units, satellite dishes, grills, bushes and landscaping or fragile components like a glass deck railing. Measures should be taken to identify and protect areas susceptible to damage prior to the beginning of the new roof replacement.
Your roof is installed by human beings. Humans make mistakes. In the event that a mistake is made and damage occurs to your property, the project manager should take full accountability and facilitate any corrections or replacements of items on your property that may have been damaged. Customer focus should be a top responsibility.
Pre-job meeting with the roofing foreman and crews
Work as a team. Every roof installation is different and has its own unique installation requirements. Due to the construction of the home, chimneys, dormers, roof slope and flashing areas, among other things, may require a special installation requirement in order to create a roof that performs for a lifetime and presents a good aesthetic. These requirements should be discussed fully with the roofing foreman and crews to insure an installation that meets the specifications of the manufacturer and the unique needs of your roof and home.
The Project manager should have specification and skill knowledge in order to communicate and coordinate these installation requirements seamlessly and with competence.
Morning meetings with the foreman
Morning meetings help ensure the job runs on time and smoothly. The Project Manager should have a meeting each morning with the job foreman to discuss the work for the day. That will include timeframe, areas of the roof that will be completed and details of the work to be done. Material supplies should be discussed during this meeting to make sure adequate material supplies are handy to complete the work. If not, the project manager should order or round up the additional materials that are needed to complete the job on a timely basis.
Monitor all job site employees for professional attire and behavior
As the homeowner, you should expect a most positive experience during your new roof replacement. Not only should your roofing company install a roof that lasts a lifetime, but you should want your experience to be the most enjoyable that any new roof replacement can offer. Respect for your property and for the people who live in your home should be of the utmost concern. The project manager should have high expectations of themselves and of their crew members. Every member of the job should behave in a respectful, friendly and professional manner. The attire of every job member should be professional. Professional dress and professional behavior go hand in hand aided by the guidance of your project manager.
Monitor technical aspects and special requirements of the roof installation
Throughout the installation, the project manager should refer to the requirements of the specific job and assess the installation, along with the foreman, to ensure a proper roof replacement in all areas of the roof. An attention to detail is required and the need to examine the details of all skilled work needs to be a competency.
Return the home to a clean and neat presentation when the job is complete
Respect for your property is a top concern. Not only should the project manager do an inspection of the skilled work, they should do an inspection of the property. Making sure the home is clean of any nails, roofing debris or trash is part of the post-job process for the project manager. Your bushes should be free of nails and debris and your driveway and lawn should be run though with a magnet to pick up any loose nails. A roof replacement is a construction site. As much as we try, it is impossible to avoid debris and a mess during the job, but the project manager makes sure clean-up is thorough and returns your property to a pristine condition with the extra curb appeal of a beautiful new roof.
Post-job follow up
The project manager should schedule any follow-up that needs to happen with the homeowner when the roof is completed. Sometimes the gutters go on at a later date, or some additional skill work needs to be completed for any number of reasons. The project manager should make sure this follow-up work is scheduled and completed. Open lines of communication between the project manager and the homeowner are important and necessary in these situations.
Your project manager will also request a customer Google Review and ask for referrals assuming we’ve done a good job. Google Reviews are one of the most important things that tell the internet to recommend your company when a potential customer searches for a new roof. Thank you in advance for any Google Reviews and for any referrals.
Your investment is a big one
Along with a new roof that will perform for a lifetime you should have the most enjoyable experience a new roof replacement can allow. Your project manager is key to making this happen. Choose wisely and interview your roofing company about the procedures that may or may not be in place that will give you an experience void of headaches and that leaves you with a feeling of satisfaction, enjoyment and money well spent.
